
The project’s design is by the order of the investor – Sandanski Property Ltd and represents 2 buildings - blocks of flats, situated near the town. Both of the complex blocks share the same building plot are located along the road towards the complex “Sveti Vrach“(the former governmental residence). The terrain is defined as out of the level and slopes down in a north-westerly direction. The blocks are conventionally called "A" and "B".
"A" hotel block is situated on the east upside of the terrain and B hotel block is located westward from "A" hotel block.
The elevation of their main entrances is + 317.00 m and they are symmetrically located opposite the central ring with an aquatic mirror. There are several entrances towards the "A" and "B" blocks’ underground garages after the central ring.

Total built - up area = 13 222 sq.ì
Built – up volume = 38 228 cubic m
The hotel has:
• 108 apartments and 33 studios ( 302 + 216 beds)
• restaurant – capacity of 134 seats + 118 seats on the terrace
• lobby bar - capacity of 96 seats
• Spa centre – ( Turkish bath, sauna, massage, whirlpools)
• open – air swimming pool ( cascade type, with levels)
• swimming pool on the roof of the hotel
• underground garage – 33 parking places
By design the building is an arc – shaped compound orientated in direction from Southeast towards Northwest, with its transverse wing southeasterly situated, perpendicular to the main road. In vertical plan the hotel has basement, ground floor and six hotel storeys.
In the basement (316sq.m) is set the underground garage and there is the supply room for the restaurant. On the ground floor (318,5sq.m) there are: the reception, the administrative office, the lobby bar, the spa centre, the restaurant and the kitchen. Upstairs follow the hotel storeys (323-337sq.m). On the fifth floor (334sq.m), on the roof of the transverse wing there is an open – air terrace and a swimming pool. The fifth and the sixth storeys are terraces.

Built – up volume =47 969 cubic m
The hotel comprises:
• 87 apartments and 103 studios ( 380 + 260 beds)
• restaurant – capacity of 116 seats + 32 seats on the terrace
• lobby bar - capacity of 75 seats + 28 seats on the terrace
• Spa centre – (fitness, sauna, massage, bathtubes)
• underground garage – 43 parking places
By design the building represents two arc – shaped structures symmetrically facing one another compared to the main block, orientated in direction from North towards South. In vertical plan the building follows the terrain’s slop level. Therefore the storey marked as a basement, compared to the ground floor, are partly located on the ground level.
B hotel block has two basements, a ground floor and five hotel storeys. In the first basement (314sq.m) there are the electricity and heating installations, offices and the first hotel storey as well. Some of the apartments on the west side have terraces. In the second basement (311sq.m) there is located the underground garage. On the ground floor (317sq.m) there are: the reception, the administrative office, the hotel hall, the spa centre and the second hotel storey. On the first floor (320sq.m) there are the restaurant and the lobby bar, they both have terraces and the third hotel storey.
Upstairs all of the three storeys (323 – 329sq.m) are with hotel apartments.
Both of the hotels have solid construction. There will be central climatic and ventilation system in all the common parts, apartments and entertainment places. The bathrooms’ plumbing shafts are outside of the apartments in the corridor, to be easier controlled.
The facades by design are combination of tight railings and glazed sections. Inside there will be glazed section as well, for example, some of the apartments’ halls, stairs, terraces, etc.
